Grant funding will support NJCA’s Statewide Eviction Prevention Project
Newark, April 21, 2026 – New Jersey Citizen Action (NJCA) was recently awarded a $250,000 Housing for Everyone grant from the TD Charitable Foundation, the giving arm of TD Bank U.S. to expand its Housing Counseling Services, which are provided by Counselors Certified by the Department of Housing and Urban Development (HUD), to include a Statewide Eviction Prevention Project. NJCA was one of 40 nonprofit organizations across TD’s footprint to receive funding through the 20th annual Housing for Everyone grant program, which supports solutions that foster early intervention, advance housing stability, and decisively address housing challenges for renters in low- to moderate-income communities.
Housing instability has reached a critical crisis level for too many individuals and families nationwide and throughout New Jersey, driven by rising living costs, financial hardship, and challenges navigating housing systems. New Jersey suffers from a shortage of some 270,000 affordable rental homes. The National Low Income Housing Coalition reports that full-time workers in our state would need to earn nearly $40 an hour to afford a modest two-bedroom apartment; on average New Jersey renters earn about $23.97 an hour. According to New Jersey Court Management statistics, eviction filings continue to rise across the state, with approximately 115,000 filings by the end of 2025. That accounts for nearly 10% of New Jersey’s renter-occupied households.
NJCA’s Statewide Eviction Prevention Project will assist low- and moderate-income renters facing recent financial hardship or risk of eviction throughout New Jersey. One-on-one HUD-certified counseling services available to renters will include development of personal budgets and action plans to address credit and savings needs and deal with debt, as well as negotiating with landlords and connecting renters to other services and resources. The new program will also distribute funding assistance to participating renters at risk of eviction who have short-term arrears or needs.
“Housing instability is one of the great affordability crises facing New Jerseyans, who are also being priced out of essentials such as healthcare, childcare, and groceries,” said NJCA Executive Director Dena Mottola Jaborska. “The Housing for Everyone grant from TD Charitable Foundation is an important step towards alleviating our statewide housing crisis. But we urge all stakeholders across the state of New Jersey to step up as well, particularly in regard to renters facing eviction. Everyone, including researchers, business leaders, policymakers, and other housing advocates must come together to emulate these efforts and ensure there are other effective relief options for families struggling to keep a roof over their heads.”
“Rising living costs and economic pressures continue to place renters—particularly those in low‑ to moderate‑income communities—at increased risk of housing instability,” said Paige Carlson-Heim, Head of Social Impact at TD and Director of TD Charitable Foundation. “That’s why supporting the eviction prevention and early intervention efforts of organizations like New Jersey Citizen Action is so important. Their work empowers renters with the resources and guidance needed to remain housed, weather financial challenges, and build long‑term stability.”
“The majority of the calls our HUD-certified counselors receive daily are from families and individuals seeking help with a rental crisis,” said Bonita Holmes, NJCA Director of Loan Counseling & Loss Mitigation. “TD Charitable Foundation’s grant will allow NJCA to directly respond to this most acute need. We thank the Foundation, and look forward to continue working with them as we work to provide both services and relief to New Jersey’s low-and moderate-income families.”
As it celebrates 20 years of collaboration with frontline nonprofits in housing affordability, the TD Charitable Foundation's Housing for Everyone grant program highlights TD’s enduring dedication to building stronger communities through stable, affordable housing. Since its inception in 2005, the program has invested over $73 million, supporting more than 675 affordable housing projects from Maine to Florida.
